This suite was the final build out of the fully occupied Tepper School of Business building, as a result, coordinating building activities with the needs of functioning academic and office spaces was one of the highest priorities during construction. We worked closely with facility personnel and adjacent tenants to ensure minimal disruption. Regular cleanliness and scheduling awareness of classes and special events were core job values.
Additionally, performing this build out during the COVID-19 pandemic meant instituting extra security and cleaning protocols to follow local and campus control guidelines. The design of the Tepper building is unique in its use of concrete bubble decks, this limited our access to some typical building techniques employed during framing and mechanical rough-in. We utilized historical building documents and the knowledge of facility staff to execute mechanical systems and specified anchoring systems during framing to maintain the integrity of the bubble deck system. Much of this work involved activities in neighboring spaces, we worked with occupants to schedule work in advance and return their areas quickly and in pristine condition.
Design changes and pandemic related material delays forced us to re-organize scheduled job tasks multiple times to maintain logical progression of the buildout. We coordinated closely with our subcontractors and suppliers to provide up to date information to the owner about delays and develop ways to reduce impact.
